Rental Marketing
We advertise in our local MLS which reaches all the agents in our board. Our MLS syndicates with 13 additional third party sites such as Zillow, apartments.com. We also advertise on local social media sites to maximize exposure.
Inspections
Our start up inspections consists of hundreds of photos. We photograph all walls, floors and ceilings in each room. We photograph inside all drawers, cabinets and appliances, close ups of any preexisting discrepancies as well as a full exterior inspection. Semi-annual inspections are optional, annual inspections are completed four to six weeks before a lease is ready to go month to month.
Tenant Screening
We complete a thorough background check to include: credit, criminal, eviction history, government watch list, sex offenders registry and previous rental history.
Rent Collection
Tenants are sent an email on the first day of the month and every day until their rent is paid in full. If rent is not paid, a breach of contract is notice is sent with five days to pay or be evicted.
Maintenance
MoveZen handles all maintenance from start to finish. We assign quality, insured vendors to take care of maintenance requests placed by tenants or noted during inspections. If a homeowner is local and would like to take care of property maintenance, that is also an option.
Enforcement
We pride ourselves on keeping up on contract changes and making sure all parties understand the contracts they have signed. If the contract is breached, a five day notice is sent to correct the breach or eviction is filed.
